Boulder, CO real estate statistics for 2012 reveal our improving market - in nearly every important category!  Comparing 2011 stats to those recently compiled for 2012 residential properties reflects improving average and median sales prices, an increase in the sales to list price ratio, a decrease in the average marketing time, and several other "vital" statistics that we track using data from IRES.

The one area where we continue to see dramatic decreases is in the inventory level of single-family homes for sale, which is down year over year by 34%.  Looking at the following chart of historical inventory levels, you can see that our current level is lower than we've seen in a long time.

The Lafayette, CO City Council has voted to place a moratorium on new-home construction permits - at least for the next few months of 2013.  This is an effort on their part to deal with voter-approved changes to the city's overall growth plan, and changes previously-agreed upon limits of 200 permits per year for the next six years.

So, does this mean that all new residential construction will abruptly come to a halt in Lafayette?  Not really, as existing developments under construction and those that have approved allocations will not be affected by this new position, according to the article in the BCBR.  As of today in IRES, there are 80 Lafayette homes for sale within a price range from $109,800 to $2,100,000, 25 of which are under contract.

Boulder home prices on the rise!  We recently posted an article about the improving Boulder real estate market, and a study released yesterday only serves to reinforce those results.  Realtor.com tracks 146 metro real estate markets across the country and just published their most recent results entitled, "The Top 10 Metros Where List Prices are Rising the Most", ranking the Boulder area at #8 with an increase of 4.2%.  Colorado Springs was the only other Colorado metro that made the list, coming in at #10.

One of the biggest factors influincing our market right now is the relative lack of inventory, which is down some 15% from this time last year - even more than that on a historical basis.  Boulder-area home buyers are recognizing the difference and

The Boulder real estate market is up!  The first quarter of 2012 has been quite a contrast in terms of Boulder-area real estate statistics are concerned.  Compared to the first quarter of 2011, all of the market's "vital signs" have moved in a positive direction.  Take a look at some eye-opening stats using the following link:

In the Boulder County residential resale market we have seen a significant decrease in inventory, with active listings down almost 15% vs. last year, median sales prices up 5.3%, average prices up 2.7%, and the number of sales (volume), up 17.1%.  Multiple offers are much more common now on agressively priced homes, as are contract prices above list.  What a difference a year makes!

What's your Walk Score®?  First of all, what is a Walk Score, anyway?  It's essentially a score or ranking of a specific location relative to its proximity to local businesses, shops, schools, parks, etc., accordng to WalkScore.com.  The higher the score, the more "walkable", or proximate the location is.  The next question is, how important is this ranking to home buyers and sellers?

Apparently it's pretty important.  In fact, the "commute time" and "places to walk" are 2 of the 3 most important features of a home and/or neighborhood (Source: National Association of Realtors).  Home buyers often place a premium on convenience these days, so accessibility and shorter commute times to work can be critical factors impacting the home-buying decision.

Boulder property listings: Whare are we in the cycle?  At the beginning of the year, it is typical that the MLS listing inventory here in Boulder County is at a low level.  I recently posted a statistical summary chart on Posterous.com, where you can see that trend going back to 2005.  What you also see on that chart is that the inventory level we started out with this year is also low . . . really low by historical standards.
