Boulder's Pearl Street Mall Hosts Children's Day!

Boulder Landlords: Boulder City Council to Hear Comments on May 18

boulder landlords, boulder tenants, boulder real estate, boulder homes for sale, buying a boulder home, selling a boulder homeBoulder landlords and tenants have another opportunity to make their voices heard regarding the City of Boulder's proposed new energy-effeciency guidelines.  The City of Boulder's planning board unamiously approved the draft and, if approved by the city council, these new regulations will force Boulder landlords to spend an estimated $675 to $3,200 per unit in order to obtain a rental license.

With nearly 20,000 rental units in Boulder (most of which do not currently meet these proposed new standards), the potential cost of compliance to property owners is staggering, but this is part of Boulder's commitment to reduce energy consumption.  Landlords in Boulder have opposed the new regulations because of the cost, and tenants stand to get hit with…

Boulder Rental Market: Landlords and Tenants There's a Public Hearing Thursday

boulder landlords, boulder tenants, boulder rental market, boulder energy effeciency regulationsThe Boulder rental market may be impacted by proposed new energy-effeciency regulations.  The City of Boulder is proposing some changes that have been estimated to cost Boulder landlords anywhere from $17M to as much as $35M to comply with; tenants fear the rent increases that will likely result.

The City of Boulder is holding a public meeting about this issue this Thursday, 4/22, at 6:00 pm at the Municipal Building at 1777 Broadway, in Boulder.  If you're potentially impacted by these proposed changes and either support or oppose the proposed changes, this would be a good opportunity to make your voice heard!  Read more about this using this link.

Boulder Short Sales

Boulder Landlords and Tenants: Proposed New Regs to Boulder Rentals

boulder landlords, boulder tenants, boulder co, city of boulderBoulder Landlords: If you plan to keep renting your property, you should take a few minutes to review and complete the following City of Boulder Energy Effeciency Proposal Survey.  Make sure to take the proper survey (one is for landlords and one is for tenants), and it must be completed by this Friday!  This is an opportunity to let the city know how these proposed new requirements will affect you.

Tax Time: Do You Have Time For a Tax Credit?

homebuyer tax credit, buying a boulder home, boulder homes for saleAs you file your income taxes, it's a good time to ask how a tax credit of up to $8,000 would work about now?  The federal homebuyer's tax credit is set to expire April 30th, so you've only got 1 day left to file your taxes on time, but you still have 16 days left to claim that tax credit!

Although we don't know for sure yet, NAR is telling us that it appears unlikely that the tax credit will be extended again this time.  You may recall it was originally set to expire last November, but was extended and expanded - extended to April 30, 2010 and expanded to include home buyers who did not qualify as "first-time" buyers.  If you're thinking about buying a Boulder home anytime soon, you should consider this deadline.  You have until June 30th to close on a…

Boulder Real Estate - First Quarter Results Are Encouraging

Boulder real estate has produced some encouraging results in the 1st quarter of 2010.  The following chart summarizes some results for the City of Boulder single-family re-sale market over the past 6 months, based on data from IRES as of 4/08/2010:

Comparing the results from the 1st Qtr. of 2010 with the 4th Qtr. of 2009, there are some positive signs.  This chart in particular depicts three important stats: 1) The average number of Boulder homes for sale has declined by 5%, 2) The average number of homes under contract is up 57%, and 3) The average percentage of inventory under contract is up 64%.  While there is some seasonality inherent in these numbers that would temper the increases to some degree, the general trend is definitely…
