boulder condos for sale, boulder real estateBoulder Condos: Recent Trends in the Boulder Condo Resale Market are mixed, depending somewhat on the price range you look at.  As interest rates have declined this year, a lot of buyers have chosen Boulder condos for their first, or in some cases, their downsized home.  We studied attached (condo/townhome) resale transactions in IRES, as of 10/21/2010, and found that the median price of a sold condo in Boulder over the last 12 months has been relatively flat - decreasing modestly by about 3%:

We noted that the number of sold units was up by 29.5% during the same period, but the number of units for sale, i.e. inventory, has also increased by over 50% during the past year.  The latter is one of the factors that seems to have contributed to the lackluster price trend.  However, when you break down the overall median-price results by price range, some interesting distinctions are clear:

Price Range % Change in Median Price
 <$100K

-27.4%

 $100K to $200K

-5.3%

 $200K to $300K

-5.1%

 $300K to $400K

-6.9%

 $400K to $500K

+2.5%

First, the number of units in each category is important, as there are relatively few units in the lowest price range.  Secondly, there are condos in Boulder priced well over the highest category cited here - 12 units priced over $2M as of today, but the dynamics in the luxury condo market really would have to be studied separately.

Condos in Boulder have historically been popular for many reasons, their relative price point being one important one.  You can browse the Boulder MLS for condos listed for sale using this link - with specific links to some of Boulder's more popular condominium complexes like Gold Run Condos, Whittier Square Condos, King's Ridge Condos and Powderhorn Condos.  We have a new listing for $153,000 in Powderhorn: a remodeled 2-bedroom unit with upgrades and A/C, located near the pool, hot tub and tennis court!
