Boulder Open Houses: Are They Effective or Obsolete?

Boulder Open Houses: Are they effective or have they become obsolete? Change is sometimes a difficult thing for many people. The question of how effective Open Houses are, opens up a real can of worms for some real estate brokers. After all, Open Houses have been a staple in the real estate arena for decades and questioning that might seem a little risky, right? The problem may be that the people answering the question are the same ones that have been holding Open Houses for decades. So, we thought it might be interesting to do a consumer survey and gauge their response.
In retrospect, Open Houses really grew in popularity as a way for curious home-buyers to see a home listed for sale without having an appointment. Back in the day, there was really no other way to see the kitchen, walk the floorplan, or see the view from the back yard. The listing agent could spend a few hours at the home and potentially expose it to a large number of people at one time.
Today, potential home buyers can access so much quality information about a home online, i.e. dozens of photos, detailed descriptions, floor plans, virtual tours, maps, etc., that the practice of holding a house open may not be what it once was. What we would like to know, is how consumers feel about Open Houses and whether technology is making them an obsolete practice?
