Boulder real estate transactions, at least as far as the volume of residential re-sales is concerned, have declined during the past year.  According to recent BARA statistics comparing year-over-year numbers through June 1st of this year, the City of Boulder's volume of sales has declined an average of some 13%.  Keep in mind this is the number of closed transactions; re-sale prices during the same period have actually increased about 1%, with the most recent average price rising to just over $654,000 in Boulder.

It's interesting to note in the above report that while the average number of days to contract in Boulder has risen year-over-year to 87, the median home price has also risen by about 2%…
