Median and average Boulder home prices have remained basically flat over the last 12 months, at about $530,000 and $637,000, respectively.  What's encouraging is that the average days on market, or DOM, has been reduced by about 32% to 75 days, while at the same time the overall inventory is down from a year ago.  Also encouraging is…

Boulder, CO Pending Home Sales: The PHSI and What Does it Mean?

boulder real estate market, phsi, boulder pending homes salesBoulder, CO pending home sales: What is the Pending Home Sales Index (PHSI), and what does it mean?  Looking at historical home-sales statistics gives us some market trending perspective, but a forward-looking indicator, like the PHSI, gives us a good way to gauge what's ahead in the real estate market.  Also known as a "leading" indicator, we can often spot emerging trends with this index.

Each month the National Association of Realtors (NAR), publishes their PHSI, which gives ratings based on a historical baseline going back to 1991.  On a national basis the PHSI was up about 5% in March 2010 vs. February.  Even more impressive is the fact that it was up year over year in March by about 21%.  Great.  What about something a little closer to home?

2010 YTD Boulder Real Estate Results: Boulder County Homes For Sale

Boulder County homes for sale: The 2010 Boulder real estate market has really been a mixed bag so far - based on IRES sales data today, single-family re-sale home prices are up in some areas, down in others; invenrory reflects balance in some areas, imbalance in others.  It's difficult to characterize the "market" without breaking it down.  The short answer for those buying and/or selling Boulder homes is that it really depends on what price range your home is in.

The federal tax credit for home buyers expired on 4/30, but it has had some influence on the Boulder real estate market.  Boulder home buyers have tended to gravitate towards the lower end of the price range, skewing the overall results a bit.  For example, the months' supply of inventory…

Boulder Landlords: Boulder City Council to Hear Comments on May 18

boulder landlords, boulder tenants, boulder real estate, boulder homes for sale, buying a boulder home, selling a boulder homeBoulder landlords and tenants have another opportunity to make their voices heard regarding the City of Boulder's proposed new energy-effeciency guidelines.  The City of Boulder's planning board unamiously approved the draft and, if approved by the city council, these new regulations will force Boulder landlords to spend an estimated $675 to $3,200 per unit in order to obtain a rental license.

With nearly 20,000 rental units in Boulder (most of which do not currently meet these proposed new standards), the potential cost of compliance to property owners is staggering, but this is part of Boulder's commitment to reduce energy consumption.  Landlords in Boulder have opposed the new regulations because of the cost, and tenants stand to get hit with…

Boulder's Best Broker: RE/MAX of Boulder Voted #1 Again!

Boulder Real Estate - First Quarter Results Are Encouraging

Boulder real estate has produced some encouraging results in the 1st quarter of 2010.  The following chart summarizes some results for the City of Boulder single-family re-sale market over the past 6 months, based on data from IRES as of 4/08/2010:

Comparing the results from the 1st Qtr. of 2010 with the 4th Qtr. of 2009, there are some positive signs.  This chart in particular depicts three important stats: 1) The average number of Boulder homes for sale has declined by 5%, 2) The average number of homes under contract is up 57%, and 3) The average percentage of inventory under contract is up 64%.  While there is some seasonality inherent in these numbers that would temper the increases to some degree, the general trend is definitely…

Boulder named the "happiest and healthiest" city!

boulder real estate, move to colorado, happiest and healthiest cityA new Gallup poll of more than 353,000 Americans has resulted in the city of Boulder, CO being named as the "happiest and healthiest" city in America!  This may sound familiar as Boulder has been popping up on numerous "Best of" lists recently, such as one of the best places to retire, the #1, strongest real estate market in the country, #8 in the top 10 places for jobs (Boulder County), #3 in the top 10 cities in America poised for recovery, and more.

This huge Gallup poll ranked Boulder in the top 10 "happiest and healthiest" cities as follows:

  • #1 overall
  • #4 in healthy behaviors
  • #7 in physical health
  • #10 in access to basic things needed for healthy life

With all these things going for us here along the Front Range of Colorado, it's no wonder…
