Boulder Neighborhoods


Boulder Valley has some beautiful and coveted neighborhoods that offer a variety of benefits to area homeowners.  Here we’ve summarized some specific Boulder neighborhoods in a cross-section of areas including Boulder, Longmont, and Niwot.  Obviously there are hundreds of beautiful neighborhoods throughout the Front Range; these few just offer a good sample.  (Browse an interactive Boulder neighborhood map).

Newlands (North Boulder):  Originally known as the “Foothills Neighborhood”, homeowners in the Boulder Newlands neighborhood enjoy fabulous views and proximity to the North Boulder Park.  With homes that range in price from about $450K to over $3M, Newlands homes have a median price of about $855K, with dramatic remodels typically representing the upper end of the price range.  [Browse Newlands homes for sale]

Dakota Ridge (North Boulder):  One of North Boulder’s most popular and fastest-growing areas, Dakota Ridge is nestled against the foothills with easy access to local open space, trails, and a $1M city park.  From condos under $175K to detached homes over $1.5M, Dakota Ridge homes have a median price of about $625K and offers a diversity of homes styles and prices.  [Browse Dakota Ridge homes for sale]


Whittier (Central Boulder):  Its central location and proximity to Downtown Boulder and the Pearl Street Mall make the Whittier neighborhood the ideal place for homeowners who value convenience.  From newer Whittier Square condos in the $170's to near historic bungalows, Whittier homes generally range in price from about $500K to $950K, with a median of about $840K.  [Browse Whittier homes for sale]

Chautauqua (South Boulder):  Being close to historic Chautauqua Park is a popular amenity in Boulder.  With a trail head right off Baseline Rd., Chautauqua-area residents have access to one of Boulder’s most beautiful and striking landmarks, as well as miles of trails and acres of open space.  Chautauqua homes tend to range in price from about $470K to over $1.5M, with a median of about $800K.  [Browse Chautauqua homes for sale]

Martin Acres (South Boulder):  Dominated by post-war, 1950’s ranches and bi-levels, Martin Acres is one of Boulder’s most affordable neighborhoods.  Home prices here tend to range from about $335K to around $600K, with a median of about $390K.  There is a growing trend in Martin Acres toward remodeling and updating these post-war homes; the updated homes tend to represent the upper end of the price range.  While construction costs have been a deterrent, a local architectural/construction firm has recently put together a package that will incorporate a menu of standard upgrades, and allow homeowners a more economical alternative.  If you're interested in buying or selling a Martin Acres home, this is valuable information you cannot miss.  Contact us for more details.   [Browse Martin Acres homes for sale]


Longmont Neighborhoods


North Rim (Southwest Longmont):  Built around the Lake Valley Golf Course in the early-mid 1990’s, North Rim offers homeowners a “rural” feel, fabulous views, and community amenities that include a private recreational lake, tennis courts, basketball courts, a neighborhood park, and access to vast open space, trails and views.  It is the mixture of rural feel and reasonable access to amenities and services that has made this neighborhood popular.  North Rim homes range in price from about $525K to over $1M, with open-space, views, and newer homes commanding the higher prices.  [Browse North Rim homes for sale]

Lake Valley (Southwest Longmont):  The original development that surrounded the original, public Lake Valley Golf Course, this neighborhood shares its HOA with adjacent North Rim and residents have access to the same recreational amenities.  Typically, Lake Valley homes were built in the early 1980’s, with prices generally ranging from the high $400’s to the $900’s; dramatic remodels and newer homes (atypical in Lake Valley, but they do exist), represent the upper end of the price range.  The median home price here is in the mid $600’s.  [Browse Lake Valley homes for sale]

Creekside (South Longmont):  There are actually 4 distinct sub-areas that comprise the “Creekside” area; Watersong Condos that front along 95th Street, The Farm at Creekside, Creekside, and Rainbow Ridge.  From the condos in the $250K range to the dramatic custom homes in Rainbow Ridge in the $900K to $1.3M range, Creekside offers a wide variety of home styles and prices.  It's also unique in that it's the only City of Longmont neighborhood that still attends coveted Niwot High School.  Creekside homes offer a combination of price and amenities that has proven to attract buyers over the years.  [Browse Creekside homes for sale]


Niwot Neighborhoods


Waterford :  A relatively small, but very desireable neighborhood, the Waterford area actually is comprised of two sub-areas, Waterford and Waterford Park.  Ideally and centrally located in the middle of Niwot with good views and lots in the .5 to .75 acre range, homes in Waterford have been immensely popular since the neighborhood first opened in the early 1990’s.  Waterford was developed first – then Waterford Park – with Waterford Park having larger, and typically more expensive homes, along with a central 3-acre park.  Waterford homes range in price from about $750K to over $1M, with a median of about $875K.  [Browse Waterford homes for sale]

Somerset:  Occupying the premier location at the “top of the hill” in Niwot, Somerset has long been the trend-setting neighborhood in Niwot.  Somerset Estates residents enjoy a community pool and clubhouse, easy access to all parts of town and also to Highway 52, and large estate-sized lots of 1-2 acres that offer spectacular Mountain views.  Many of Boulder County’s finest homes are in Somerset, ranging from about 5,000 square feet to over 11,000 square feet.  Somerset homes range in price from the low $800’s to over $3M.  [Browse Somerset homes for sale]
