Louisville, Colorado
Louisville, CO traces its roots back to 1877, when coal was discovered. Many of the original frontier-style buildings stand unchanged today in downtown historic Louisville, remnants of the town's colorful past.
Located 25 miles northwest of Denver along U.S. 36 and about 6 miles east of Boulder, Louisville was formally incorporated in June of 1882, and today is home to nearly 8,000 households and 19,656 residents (2009 Census). The median home price here is about $352,000. It was recognized as being #1 in Money Magazine's "Best Places to Live" in 2009. The magazine cited the combination of Louisville's many attributes as being a critical factor in their selection.
New residents are attracted to the Louisville real estate market because of the community's old-fashioned values. Friendliness, courtesy, honesty and a commitment to the preservation and restoration of the "historic downtown", are just a few of this area's attractive qualities. Main and Front streets downtown have over 100 shops and businesses, and are popular local landmarks.
Louisville homes are conveniently surrounded by 26-miles of wooded biking and running paths that wind through much of the town. A new hospital, the 18-hole Coal Creek Golf Course, a recreation center, and the Monarch School campus have all contributed to the quality of life of Louisville homeowners.
On the commercial/industrial real estate front, the Colorado Tech Center (CTC) sits on 500 acres on Louisville's southeast side. Warehouse and office space, great views, affordable, excellent access to the Denver International Airport and U.S. 36, make the CTC an excellent location for medium-size manufacturing and/or management operations. Companies like Eldorado Natural Spring Water and Global Imaging have relocated to the CTC.
The new ConocoPhillips Campus also on Louisville's southeast side, on 432 acres fronting along U.S. 36, is expected to eventually bring over 7,000 new, high-paying jobs to this area once it's fully staffed. This will be an alternative energy and global training center campus encompassing some 1.6 million square feet. Originally scheduled to be completed in 2011/2012, the first phase of construction was postponed due to the lagging national economy, and is now expected to be completed by 2013. Long-term, this project bodes well for the Louisville real estate market.
The future seems to hold an increase in commercial and industrial development like the CTC, but significant residential growth is unlikely. Louisville is surrounded by about 1,700 acres of dedicated open space, which will serve as a barrier to any major expansion in the household population. In fact, the 2009 Census figures reflect that Louisville has grown by only 719 people since the year 2000.
