Niwot, Colorado


Views From Niwot, COWhen looking for Boulder County homes for sale, as the locals say, "Why not Niwot?"  Located about 9 miles northeast of Boulder, Niwot was officially subdivided into 700 lots in 1875, two years after the Colorado Central Railroad arrived.  Local farmers donated the land so that a town could be created to meet the agricultural community's increasing needs.  The town was named after Chief Niwot, which translates as "Left Hand" in the native Arapahoe Indian language.

Today, Niwot is situated midway between Boulder and Longmont along Highway 119, also known as the “Diagonal Highway”.  Locals refer to the highway this way because unlike most true highways that run either north/south or east/west, Highway 119 runs southwest to northeast in a true diagonal fashion going north out of Boulder.  Niwot is an unincorporated Boulder County town that covers about 4 square miles and many executives who relocate to Boulder, choose to make Niwot their home.

Like Longmont, Niwot has a historical section of town where turn-of-the-century architecture and charm can be found.  Second Avenue is a designated Historic District - Old Town, as it's known - featuring charming Victorian buildings as well as some relatively new construction like an office building and the Niwot Inn.  The beauty of the Old Town section invites visitors to stroll along the avenue where they will discover the many treasures Niwot has to offer - including local favorites such as Abo's Pizza and gourmet restaurants like Colterra.

At the east end of Second Avenue, a modern shopping center, known as Cottonwood Square that was built in the 1970’s, features The Niwot Market, various gift shops, a gas station/convenience store, First National Bank, a Boulder County Sheriff’s Office, and restaurants.  This centralized location is also home to the annual “Niwot Nostalgia Days”, a local gathering in the Fall, designed to celebrate the history and progress of the town.  This a pretty much an all-day affair that features a parade, vendor booths, and usually culminates with a live band.

The Niwot real estate market is setting its course for growth, but there is an active community association that keeps its residents updated about current concerns and development, and a Niwot Business Association as well.  Niwot may be small on the map, but it has a well-earned reputation as one of “the” local addresses to have, and offers some of the best views in all of Boulder County.  The median home value in Niwot is about $500,000 and based on census data, Niwot is the 17th wealthiest location in the State of Colorado.

The local Niwot real estate market attracts buyers who want to live in a close-knit community and also enjoy the good life.  This is a small town of approximately 4,000 people who know their neighbors and hold community sporting and social events, such as old-fashioned ice cream socials.  Niwot Homes for sale range from relatively modest condos and townhomes to multi-million dollar estates in Somerset, Waterford, Quiet Retreat, Niwot Hills, and Legend Ridge.  Many of the area’s highest-paid executives make their homes in Niwot.
